This initiative is crucial as we need to compile a list of owners to submit to EVN (electricity company), Vik (Water company), and the EU commission overseeing this matter. Remember, this survey is a tool to gauge interest, not a binding contract, and it will help us determine the associated costs. We encourage every owner to complete the survey by this Friday, the 6th of December, before the midnight deadline. Let’s come together to make progress and turn our vision into reality.

Dear Owners,
We are aware of the recent email from Iva and her team. For owners to collaborate effectively, it is essential that we are consulted on decisions, which we were not in this case. Therefore, we have not agreed for owners to sign up with Iva’s management company or to provide Powers of Attorney (POAs) to her management company. This undermines our trust.
It is concerning and disappointing that fellow owners would resort to such tactics.
It is completely untrue what she claims regarding her being the sole representative for owners concerning EVN and the municipality. She overlooks the fact that we have met with the board of EVN at their headquarters and continue to communicate with them. The difference is we are not running to EVN to pay bills that do not belong to us.
Their plan involves taking over Boyan’s electrical infrastructure, paying the utilities bills, and then later sorting out a direct connection. We call that “putting the cart before the horse.” It would be more sensible to get direct connection before paying other owners bills.
What a great plan.
We will be preparing another newsletter to address the points raised by Iva and her team. We urge all owners not to be misled by these tactics that may lead them to believe that the SRIOC has approved this. There will be no agreement until a full discussion takes place, which has not happened. The SRIOC even requested a face-to-face meeting to discuss the next steps, but it seems the Bulgarians prefer to act as dictators rather than team players.

This is a friendly reminder that our survey regarding direct connections to utilities will close at midnight on November 22nd.
We encourage all owners interested in direct connections to participate in this survey, as your input is crucial for advancing this project. Without your support, the initiative may not move forward, and you may lose some major control over your investment.
More information will be provided once we receive commitment from owners to support this project. Such commitment will only be sought later. Filling out the survey is only an indication that you are behind us while we explore the next steps. It does NOT bind you in any way to taking part in those next steps if you choose not to.

Dear Owners.
This is one of the most important emails you will receive regarding your investment, and we highly recommend that you read it and take action before November 22nd.
Regardless of your group affiliation, or whether you do not support any group at all, it is essential that you respond to this survey.
We are at a crucial point concerning our potential direct connections to utilities. The service providers have asked us to confirm the number of owners who wish to be independently connected to utilities.
The survey consists of 2 simple YES or NO questions:
1. Do you want to be connected as an independent customer to electricity through EVN? YES or NO?
2. Do you want to be connected as an independent customer to water through VIK? YES or NO?
Why This Matters
Benefits of Independent Utility Connections:
1.Autonomy: Exactly as you do at home, you will be responsible for managing your property’s utilities. No one will be able to blackmail you or use your utilities as a weapon against you.
2. Freedom: You can use your apartment 365 days a year without any interference from anyone else.
3. Transparency: You will only be responsible for your own bills and will not be covering other people’s costs, i.e. restaurants, bars or spas, as has happened in the past due to all the properties being connected to 2 transformers.
4. Cost Efficiency: There will be no need for daily charges to cover utilities which were charged way above the national average – as much as 25lev per day for 3-bedroomed apartments.
5. Security: You will be able to ensure your property has not been used without your knowledge or consent. This has often happened in the past. Your bill will highlight any such abuse.
5. Maintenance: If you choose, you can arrange to heat your apartment during the bitter winter months to prevent your floor tiles from lifting and cracking. This has also often happened in the past.
6. Value Addition: Your investment will have the potential to increase significantly. Below, you will find information about a new development being built next to ETA, where asking prices for apartments range from €2,650 per sqm to €5,000 per sqm.

The key difference between our properties and those next door is that we do not have control over our utilities.
Ask yourself this question: would you prefer to buy an apartment where you have control over your utilities or one where someone else can shut off your utilities at any time? The choice is yours, and no one else can make this decision for you.
Consider this also – very shortly after Sunset was constructed, ALL NEW DEVELOPMENTS HAD TO BE BUILT WITH DIRECT CONNECTION. That should tell you something!!!!
Please note, Sunset Family (Phase 2) are included in this survey. We are all in this together. If any building falls short of the required numbers, then the other buildings will push on and that building will be left behind. It’s up to the owners to decide.
