Dear Owners,

Following our commitment to transparency and aiming to achieve our goal to create a predictable and calm environment for all owners, this Newsletter presents an analysis of employed staff costs related to the maintenance, operation, and security of Sunset Resort for the period 01 June 2025 – 31 December 2025.

The costs of employed staff are a key component of the maintenance budget (PLEASE SEE SOME COMMENTS BELOW IN RELATION TO THAT BUDGET), as the complex cannot operate safely and effectively without a permanent on-site workforce.

Specifics and Scale of Sunset Resort – all buildings: Alfa, Beta, Sigma, Delta, Eta, Family, and G & H

Over the years, Sunset Resort has established itself in the tourism and real-estate market as an exclusive resort complex, offering common infrastructure, amenities, gardens, walkways, swimming pools, and a secure territory, rather than standard residential buildings.

BUT THAT IS THE ISSUE: UNDER THE LAW, YOUR “COMMON INFRASTRUCTURE (GARDENS, WALKWAYS, SWIMMING POOLS)” DOES NOT BELONG TO THE CONDOMINIUM, WHICH IS WHY IT MUST BE KEPT SEPARATE. ITS COSTS CANNOT BE FORCED UPON OWNERS WHO CHOOSE NOT TO USE THEM. HOW MANY 1MES MUST THIS BE EMPHASISSED?

THE ONLY OWNERS WHO NEED TO PAY FOR BOYAN’S SWIMMING POOLS AND GARDENS ARE THOSE WHO FOOLISHLY SIGNED UP TO YOUR SLAVE CONTRACT. ANY SOLICITOR WORTH HIS/HER SALT WOULD HAVE TOLD THEM THAT. SO, PLEASE STOP REPEATING THE SAME UNTRUTHS.

WHEN YOU AGREE TO SEPARATE THE BILLING FOR ALL COMMERCIAL AREAS AND SWIMMING POOLS, THEN WE CAN BEGIN TO MOVE TOWARDS DOING BUSINESS TOGETHER. YOUR CONTRACT INDICATES THAT THOSE COSTS AMOUNT TO €19 OF THE €21PSM YOU PROPOSE TO CHARGE OWNERS.

This does not, in any way, contradict the implementation of the plan for individual utility connections. (Please refer to the attached screenshots from the Official Cadaster of the Republic of Bulgaria.)

OF COURSE IT DOESN’T. THESE ARE TWO COMPLETELY DIFFERENT THINGS. YOU ARE SIMPLY TRYING TO CONFUSE OWNERS.

Key parameters of scale:

  • Total land area for all buildings: 49594 m² + 8571 m²

= 58,165 m²

  • Total buildings footprint (ground coverage): 17,588 m²
  • Green areas across all buildings: approx. 19,000 m² (gardens and lawns)
  • Alleys and pedestrian zones: approx. 16,000 m²

 

Maintenance of these areas is performed daily and year-round. ONCE AGAIN,

THESE AREAS ARE NOT THE RESPONSIBILITY OF THE RESIDENTIAL OWNERS. BY LAW, WE ARE ONLY RESPONSIBLE FOR A 3-METRE PERIMETER AROUND OUR BUILDINGS.

IT’S VERY STRAIGHTFORWARD: WHEN BOYAN CLOSED UP THE RESORT, WHAT DID HE DO? ANY OWNER WHO VISITED THE RESORT WOULD HAVE SEEN, AND THERE IS PHOTOGRAPHIC EVIDENCE TO PROVE THIS, THAT HE PUT FENCES ALL AROUND HIS PROPERTY. THIS INCLUDED ALL CENTRAL AREAS, ALLEYWAYS, AND SWIMMING POOLS. SO, IVA, SHOWING OWNERS MAPS OF THE RESORT DOES NOT MEAN ANYTHING. SHOW US THE DEEDS STA1NG THAT THIS PROPERTY IS OURS AND THEN WE WILL GLADLY PAY FOR IT.

IN THE SPIRIT OF TRANSPARENCY, WE WILL WAIT FOR YOU TO SHOW US PROOF OF OWNERSHIP OF THESE AREAS.

Staff employed under employment contracts – Season 2025 Average monthly headcount across all activities:

  • June: 13 employees
  • July: 19 employees
  • August: 18 employees
  • September: 11 employees
  • October: 12 employees
  • November: 10 employees
  • December: 10 employees

 

Total staff employed cost (gross salaries and statutory social security contributions) for the period: 150,651.06 BGN (77,026.66 EUR)

Staff involved in Maintenance Activity:

Electrical and Water Infrastructure Maintenance

  • 3 employees, monthly gross salary: 2,000 BGN each
  • Social security contributions per employee: 1,065 BGN
  • Total monthly cost per employee: 3,065 BGN (in full compliance with Bulgarian labor and tax legislation)

 

It provides for the owners: technical readiness of all systems, their 24/7 operation, emergency repairs, and prevention of failures.

Reception and Owner Services

  • 3 employees, monthly gross salary: 1,800 BGN each
  • Social security contributions per employee: 958.53 BGN
  • Total monthly cost per employee: 2,758 BGN

 

It provides for the owners: reception services from 08:00 to 24:00, owner and guest assistance, access control, and issue support.

Security

  • 4 security guards, monthly gross salary: 1,500 BGN each
  • Social security contributions per employee: 798.78 BGN
  • Total monthly cost per employee: 2,298.78 BGN

 

It provides for the owners: 24/7 physical security, access control, patrols, and incident response.

Cleaning of Common Areas, Alleys, and Pedestrian Zones

  • 2–4 employees depending on the month, monthly gross salary: 1,200 BGN
  • Social security contributions per employee: 639.04 BGN
  • Total monthly cost per employee: 1,839.04 BGN

 

It provides for the owners: cleaning of entrances, corridors, stairwells, sanitary areas, and approximately 16,000 m² of alleys and pedestrian zones.

Gardens & Green Area Maintenance

  • 2–8 employees, depending on the month, monthly gross salary: 1,200 BGN
  • Social security contributions per employee: 639.04 BGN
  • Total monthly cost per employee: 1,839.04 BGN

 

It provides for the owners: maintenance of approximately 19,000 m² of gardens, including mowing, irrigation, and pruning. Green areas are an essential part of the resort’s appearance and value and cannot be “paused”. NOT ALL OURS. SO NOT UP TO OWNERS TO MAINTAIN THESE PROPERTIES, WHICH IS NOT THEIR RESPONSIBILITY. SO BIG SAVINGS WHICH CAN BE PUT INTO THE AREAS WE ARE RESPONSIBLE FOR.

Our Objective:

Our goal is to achieve a balance between realistic, well-justified costs and improved service quality. We will pursue this through:

  • Ensuring an optimal staffing structure
  • Flexible workforce planning outside the active season
  • Combining functions where feasible
  • Ongoing control of efficiency and costs. CONTROL OF COSTS, IVA??? YOUR BUDGET CLAIMS TO HAVE BEEN “PREPARED BY ATANAS ATANASOV IN FEBRUARY 2024”. DURING YOUR PAR1AL RE-OPENING OF SUNSET COMMENCING JUNE 2025 (LESS THAN 18 MONTHS LATER), THE MONTHLY COST OF A RECEP1ONIST (PAGE 5) APPEARS TO HAVE EXPLODED FROM €1,000 TO €1,410 (2,758 BGN) USING AN EXCHANGE RATE OF 1.955 BGN TO €1. A HIKE OF 41%, LESS THAN 18 MONTHS LATER??? MAY GOD HELP THOSE OWNERS WHO HAVE SIGNED YOUR SLAVE CONTRACT.

 

Maintenance of Sunset Resort requires responsibility, daily on-site work, solutions, cooperation, and informed decisions – not

slogans, selective facts, or continued division. FACTS ARE FACTS, WHETHER SELECTIVE OR NOT. IT IS YOU, IVA, WHO IS CREATING DIVISION BY TRYING TO INTRODUCE A NEW REGIME WITH YOUR SLAVE CONTRACT. WE’VE BEEN THERE BEFORE WITH CONTRACTS. WE HAVE THE TEE-SHIRT. WE’VE WON OUR FREEDOM THROUGH THE COURTS. WHY ON EARTH WOULD WE CHOOSE TO GO BACK?

We remain open to dialogue, joint work, and constructive proposals that genuinely serve all owners. OUR DOOR HAS ALWAYS BEEN OPEN AND REMAINS OPEN

 

WE ARE AWARE OF THE NOTICES PINNED ON THE OUTSIDE OF THE DOORS OF DELTA AND SUNSET FAMILY.

WHERE WE HAVE THEIR CONTACT DETAILS, SRIOC HAVE ALREADY INFORMED ALL THOSE OWNERS. WE FIND IT STRANGE THAT IVA COULD KNOW WHAT THESE CASES ARE FOR, AS IT DOESN’T STATE THAT ON THE NOTICES. EACH NOTICE ONLY ADVISES THE NAMED OWNER TO COLLECT THE SUMMONS AT THE COURT.

 

SO, OBVIOUSLY, SHE IS THE INSTIGATOR OF THESE CASES ALONG WITH BOYAN.
