SRIOC’s update on Roof Charges ETA

We would like to provide you with an update regarding the ETA roof charges. Clare received a response from Boyan Bonev regarding her request for information. Boyan has informed her that he has passed on the requested information to his accountancy department. However, they are currently busy and will have the requested information ready by the 15th of June.

 To inform him that you will provide your decision on what you want to be done with your contributions to the roof repair fund once Boyan Bonev has provided Clare Daly with the requested information after the 15th of June, This will enable us, as owners, to make informed decisions.

What was requested by Clare

1. How much has been collected for roof repairs in ETA Sunset Resort from owners?

2.     Does this amount include the commercial portion? If so, how much is from the commercial side?

3.     What percentage of owners have not paid?

4.     Owners need proof of where their money is. Could you please provide bank statements showing where this money is held? This is a critical requirement to ensure transparency and trust among owners.

5.     Additionally, could you provide full accounts for all buildings? Monthly reporting of these accounts is mandated, and owners have not received these reports since February, which is a significant concern.

The funds collected must be in a special individual account, ensuring they are secured from other business operations (art. 50 of the Bulgarian Condominium law). Owners are worried that their money might not be properly secured. Transparency in how these funds are managed is essential for maintaining trust and ensuring that the repairs are conducted efficiently and effectively.

Furthermore, regular monthly reports on the revenues and expenditures in the condominium should be prominently and publicly displayed at the building entrance (art. 23 of the Bulgarian Condominium law). This transparency helps in keeping all owners informed and involved in the financial health and management of our shared property.

We believe that providing this information will allow owners to make a well-informed decision regarding the necessary repairs.

 

I am writing to transmit from  the owners an invitation to participate in a mediation procedure regarding the necessary repairs of the Eta building at Sunset Resort. Given your significant role in the development and maintenance of the resort, your involvement in this mediation is crucial to reach a fair and transparent resolution.

The Eta building’s repairs have been a point of contention among the owners due to concerns over the transparency of the contractor selection process, pricing, and quality of work. To address these issues comprehensively, we believe that a structured mediation, facilitated by your respected input, will be highly beneficial.
